Sussex Development’s pre-construction team works closely with our Clients and their team of design professionals, or aids Clients in assembling a Design-Build Team with professionals we have close associations. Sussex Development helps Clients understand the project costs and guides them through the entire construction process.
After the project design is established, Sussex Development carefully reviews the construction documents. Our professional Estimators identify areas of potential cost savings. We then review these items with our Clients to identify areas a project can realize savings.
Sussex Development carefully prequalifies every Subcontractor and Vendor we invite to bid a project. We evaluate the company’s time in business and experience on “like” projects, verify their insurance coverage meet or exceed industry standards, perform a safety risk assessment and check their references. Sussex Development has a system in place to confirm and track certificates of insurances and contractor licenses.
Before commencing a project, Sussex Development spends time consulting our Client to understand specific concerns and milestones they have. With this understanding, the Project Manager generates a baseline project schedule that is routinely updated and distributed for the duration of the project.
Sussex Development takes pride in producing unrivaled quality for our Clients. In order to achieve this, we maintain the highest level of standards from each of our Subcontractors and Vendors. Our knowledgeable field personnel inspect product deliveries and installation methods on a daily basis throughout the construction process. In addition, project management and corporate executives personally visit each site regularly to evaluate the Project’s progress and quality.
Sussex Development utilizes accounting software specifically designed for the construction industry. Our accounting department maintains meticulous financial records, continually updating the Project Manager on the project budget. At the end of a project, we are able to capture historical cost information that in turn is utilized by our pre-construction department for future project developmental budgets.
Our dedicated project management professionals process project close-out materials for the duration of a project’s life to ensure a timely and accurate close out. At the end of a project, our Clients are provided with a complete close-out CD containing product information, operating and maintenance instructions, warranties, permits and as-built drawings. Sussex Development Corporation retains a copy to assist with our long-term client care process.
